The digitalization of the building sector is a central element for reaching the energy transformation goals.

In this project, we aim at establishing an integral systematic for linking the domains building services engineering and building information modelling (BIM) in order to safely achieve highly energy-efficient buildings.

Within the project we demonstrate the developed approaches in the planning and operation phase of a real plus-energy building.

The project aims at developing a systematic for linking the domains of building services engineering and building operation and integrating them in Building Information Modeling (BIM).

This involves a consistent representation of all energy-relevant attributes of the facilities in BIM, including product data and performance indicators for specific components and information related to their operation. The developed representation is linked to existing guidelines and tools for monitoring and building operation.

By means of the proposed methodology a significant contribution to the assurance of energetic building performance is achieved.

The implementation of the proposed methodology is demonstrated with an educational building of Viega GmbH & Co. KG which is designed as a plus-energy building and which can serve as a multiplier for the concept.
